Pool permit in Greece: what a prefab pool needs

A pool is a structure and needs approval. For most private pools the process is simpler than people fear.

Pools up to 50 m²

For a pool with up to 50 m² of water surface on a plot with a legal building, Greek law provides for a small-scale works approval (έγκριση εργασιών μικρής κλίμακας). A civil engineer submits it online with a survey and drawings. It is quicker than a full building permit.

Over 50 m²

Larger pools and special cases (holiday accommodation, protected areas) need a permit with a fuller file. Your engineer tells you from the start which case applies to your plot.

What is checked

  • The pool's distance from the plot boundaries.
  • That the building on the plot is legal or regularised.
  • Local rules: traditional settlements, the foreshore, archaeological zones.

On the islands, especially the Cyclades, there are often extra rules on the form and materials of the surround.

What we do

We give your engineer the drawings and the pool details: sizes, depths, plant room location. If you have no engineer, we can introduce colleagues who prepare these files often. The build starts once the approval is in your hands.

Questions on this topic

Is this legal advice?

No. Rules change and each plot has its own terms. The final word belongs to the engineer who signs the file.
